Mixed-Use
A development that combines two or more uses — typically residential with commercial, retail, or leisure — within a single scheme or site. Mixed-use developments are encouraged by planning policy as they promote sustainable communities and can benefit from the SDLT advantages of apportioning value between residential and commercial elements.

Lending on mixed-use schemes can be more complex, often requiring separate valuations for each component, and some lenders will only fund the residential element while requiring the commercial space to be pre-let.
