Combined senior and mezzanine structure for a commercial-to-residential conversion in Birmingham city centre. 24 apartments over ground-floor retail.

Senior debt alone wouldn’t have taken this site from acquisition to completion. By layering a mezzanine tranche against the sponsor’s confirmed pre-lets on the ground-floor retail, we got them to 85% of total costs without diluting their profit share.
