Fire Safety
The suite of regulatory requirements governing fire prevention, detection, and means of escape in buildings, significantly overhauled following the Building Safety Act 2022. For residential buildings over 18 metres (or 7 storeys), a gateway process now applies requiring fire safety information at each stage of design and construction.

The suite of regulatory requirements governing fire prevention, detection, and means of escape in buildings, significantly overhauled following the Building Safety Act 2022. For residential buildings over 18 metres (or 7 storeys), a gateway process now applies requiring fire safety information at each stage of design and construction. Developers must also comply with the ban on combustible materials in external walls above 11 metres. Lenders and warranty providers will not release final funds or issue certificates until fire safety compliance is fully demonstrated.
